Welcome to The Bird House #156, the epitome of coastal luxury! Introducing Landmark Vacation Rentals’ newly built, breathtaking oceanfront beach house, where opulence meets tranquility, The Bird House #156 is nestled along the pristine shores or North Topsail Beach. This luxurious haven offers the ultimate retreat for those seeking a lavish getaway where guests will enjoy direct beach access, a private pool, chef’s kitchen with full sized Sub Zero refrigerator and freezer, elevator, and ample space to spread out and enjoy an unforgettable location with family and friends. We understand that your furry friends are family too, which is why The Bird House #156 is dog-friendly! An additional non-refundable fee of $300 per dog applies, with a maximum of two dogs allowed.

You will enter the house on the ground level where an elevator awaits to help you with luggage after a long drive. As you make your way to the second floor, you're greeted by an oceanfront media room with comfortable seating and plenty of space to relax and unwind. This floor has two oceanfront bedrooms each with a king-sized bed, TV, large closet, ensuite bathroom, and oceanfront deck access. There are two additional bedrooms on the sound side of the house, each of which is set up with two twin over twin bunk beds accommodating four guests per room, with a TV, large closet and ensuite bathroom. A full sized laundry room is located on this floor for your convenience.

On the third floor, guests are greeted by an expansive living space adorned with contemporary furnishings and panoramic windows that frame sweeping views of the ocean. The open-concept design seamlessly merges indoor and outdoor living, inviting the gentle sea breeze to permeate throughout. This dream kitchen with double ovens and full sized Sub Zero refrigerator and freezer has ample space for cooking and gathering to share a meal with seating for 8 at the massive island and seating for 10 at the dining table. The living room has comfortable seating for family movie or game nights, and wet bar area with a dual zone beverage fridge for wine and beer! The oceanfront deck also offers multiple seating options to enjoy your morning coffee or a glass of wine overlooking the pool and ocean. This third level has two bedrooms on the sound side of the house, each with a queen-sized bed, TV, large closet, and ensuite bathroom.

Finally, the top floor hosts the private master retreat with a king sized bed, private oceanfront balcony, TV, large closet, and huge master bathroom with walk-in shower. All of the bedrooms have been professionally decorated and adorned with crisp linens. This home comes equipped with board games, 10 Smart TVs, wireless internet, plenty of parking, and an outdoor shower for easy clean up.

There is a keyless entry lock, and guests are assigned a personal entrance code for the duration of their stay. There are no keys and no need to check in or out at the office. Guests will be emailed their door code prior to their check-in. Everything in this home was made to provide a safe, no-stress, contactless process where you can relax from the moment you arrive. There is a limit of two dogs per reservation.

The private pool can be heated for an additional fee in April, May, September, and October. The heated pool option is unavailable from June - August and November - March. Please note, that the pool heater will only heat 10 degrees warmer than the outside temperature (forecasted low). Please call our office to add the heated pool fee to your reservation.

Provided With Your Stay: Bath Towels, Hand Towels and Washcloths, Bath Mats, and Kitchen Linens are provided and beds will be made upon arrival. A First Night Amenity Kit which includes: Toilet Paper, Paper Towels, Trash Bags and More will be waiting for you! Professional cleaning service is provided after every guest stay.

This house is just beautiful. It may have been a bit large for the amount of people we had in it (9), but it was probably for the best. We had 9 adults, no children. The bunk beds in the two back bedrooms were not comfortable for adults. I gave a 4 for cleanliness because when I removed the sheets on the last day to put them in the linen bag, the mattress cover was very soiled in the master bedroom on the top floor. If I had known that beforehand, I would have laundered them before sleeping on them. But the beds are made when you get there. We had a delay in getting the pool heated, but a couple of texts to Landmark took care of that. Apparently the automation system was losing sync with the pool's pump and heater and had to be re-synced. Everything else was top notch. We have been vacationing in Topsail throughout the past 20+ years. We do prefer to stay in this vicinity of the island; close to North Shore Country Club for golfing and Sneads Ferry for restaurants and groceries.

Plenty of room for our extended family of 14- multiple sleeping options and an extra sitting room downstairs for times we needed to split up. I especially like having adequate seating in the kitchen/dining area that matches the number of guests. Very well stocked kitchen. Pool is perfect for littles with an extended first step they can play on and deepest end only 5 1/2 feet for adults to lounge - and there were enough pool chairs for everyone too! So close to the beach just over the dune line, and never full of people. Very residential area without shopping and restaurant crowds. Grocery is a 5-8 min drive on the mainland. We rented beach chairs, umbrellas and a grill before we came - they were waiting for us when we arrived.
Very responsive management company for icemaker problems. Would recommend carefully reading the information for what to bring in the house description and follow their suggestions!

We have been renting on Topsail Island every-other-year since the late 1980s and this property takes the prize. Booking and all arrangements (including equipment rental) were seamless and communication from Landmark was excellent. The beach at this house, the pool, and all external features were wonderful. The house itself gathered rave reviews from all guests (ten adults and a toddler) - everything worked well, multiple decks to enjoy, and the kitchen/dining/living room/wet bar setup was perfect for our needs. We absolutely recommend, and we plan to return to The Birdhouse.

Everything was great. House was super clean, furniture was very nice and the home layout was perfect for our group. The only critiques our group had was 1. The property really should have a grill outside for cooking. 2. The kitchen could have used a crockpot and some higher quality pots and pans. 3. Because the home is all hardwood floor, it's fairly loud in the bedrooms as people are hanging out and moving around. Wed definitely stay again, especially if a grill is added to the amenities.

Plenty of space with good privacy for all. All bedrooms had ensuites and beds were comfortable. Room darkening window treatments were a plus in most rooms. The beach was very clean, easily accessible and uncrowded during our stay. The kitchen was equipped with basic utensils and the extra large Frigidaire refrigerator and walk in pantry had space for everything. There are a variety of lounge chairs poolside and on each deck.
Groceries and local shopping are close by and most restaurants are within a 20 minute drive. Nice golf course just 5 minutes away.

First off the house itself is great! Lots of rooms, nice appliances and comfortable furniture, great views and easy access to floors for the elderly with the elevator. Where it falls short is the amenities that would normally come with a rental. Only one towel in the bathrooms for drying off (We had 8 adults and 4 kids over 17), no hand soaps anywhere, no dishwasher tablets, no dish washing soap, no washing machine detergent and a few other household items that you shouldn’t have to buy when spending that kind of money on a rental. Most of the beds were comfortable, but if you weight more than 20lbs don’t even think about sleeping in the bunk beds. This is a brand new home and not sure how much experience the owners have with rentals, but for few hundred more dollars this would have been outstanding. If the owners don’t plan on furnishing the simple things like hand soaps, enough towels and dishwasher/washing machine tablets, they should let you know so you can bring them from your house.

Manager's Response

We are glad to hear you enjoyed most of your experience at The Bird House. As detailed in the rental agreement and all the other pre-stay communication you received from our office, consumables such as toilet paper, paper towels, dish soap, detergent, and dishwasher tablets are not provided with rentals. A first night amenity kit is provided with starter supplies of these items, but they are not provided for the full length of a reservation and are not replenished. There should be hand soap at the house and we will be sure to have this remedied. We would have been happy to get that for you if we had been made aware while you were there. The linen package that comes with the house includes a full set of towels (bath towel, hand towel, and wash cloth) for the full occupancy of the house, so in this case you should have had 16 sets. We are happy to arrange for additional linens if those are needed. Thank you for taking the time to share your thoughts with us!

Had zero issues with this vacation stay. House was beautiful. Upon arrival the house was clean and very well maintained. Had plenty of linens and a nice welcome bag with toilet paper, dish soap, etc. Management company was not obtrusive and left us alone BUT were quick to answer any questions I had.

Stayed at The Bird House for the first time with our family of 10 adults and 4 children, plus a few dogs and had a fantastic time. The house is spacious, beautiful and sparkling clean! Every bedroom had its own beautiful bath which was such a convenience. The gigantic kitchen island made for plenty of room to gather and prepare meals. The views from the deck were gorgeous! The house is exactly as pictured on website. Access to the beach was easy, though I will caution that the beach is narrow at high tide, so we had to place our shade close to dunes. We were able to see the kids playing on the sand from the deck at the house.
Location to Food Lion is quick and easy and there is a Dollar General and Beach shops near by as well.
We loved our time at the Birdhouse and hated leaving!

The Bird House is an excellent house for a family vacation on the water in North Topsail Beach. From the under house parking for 4 vehicles, to the twin bunk rooms, to the kitchen/dining seating for 15 with double dishwashers, the house was perfect for our extended family. The multi-tiered decks with views of the beach and access from all three king-bed rooms provided excellent views of the pool and beach. There was an initial challenge finding the driveway as the home is accessed from a shared entry off of the main road with a small gap in the shrubs. Once found, it was easy to recognize in return trips. The few minor maintenance issues were quickly resolved by the property management company. The property was overall pretty clean, however there were dirty dishes in the dishwasher and a bag of trash in one of the pool chairs when we arrived - minor annoyances more than anything. The only other concern were that the dishwashers did not do a great job of cleaning the dishes. Otherwise, it was a great house. While you are here, definitely plan to visit Celtic Creamery in Surf City and Salty Turtle Brewing! We would definitely recommend this property to friends or family and would stay here again.

The Bird House is an excellent rental property in North Topsail Beach. Our family was very pleased with the layout, furnishings and condition of the house. The Bird House is brand new and every effort is being made to keep it that way. The staff was very helpful and responsive in getting a minor problem fixed the same day.

We loved this house!! It suited our large family perfectly!! Very spacious and felt grand!! The location was great! We loved that it was just steps to the beautiful beach. The house was very equipped with everything we needed. Our only wish was for another refrigerator. AND the house was super clean!!! We definitely will be back!!

The Bird House is an amazing property in a quiet location with ocean views from every floor and easy private beach access right off the pool. We had a multi generational trip with ages ranging from 26-85, and it was perfect for everyone. The large common area provided plenty of space for all of us to be together, yet room enough for everyone to have their own spaces for those that were working remotely or just needed some quiet time. Every bedroom had its own bathroom in addition to the half bath on the main floor and porches on 3 levels overlooking the pool and beach. Top notch appliances including large freezer/refrigerator, dual dishwashers and ovens and fully stocked kitchen made it easy to feed our crew of 9. Wine fridge was also an added bonus! The elevator was helpful for my elderly parents that wanted to bypass steps, and was helpful in bringing luggage and groceries in easily. Very clean and beautifully decorated. The management company was also top notch. Very responsive and helpful in every way. We have rented many large homes in the past, and this one is at the top of our list as a favorite.

What a beautiful property. My husband and I brought our 2 golden retrievers for a week stay and felt right at home. The direct access to the beach is unbeatable as well as the private pool with fenced in yard. Morning coffee looking out over the gorgeous ocean made for the perfect mornings. The house is located on a very quite part of the beach which was also very nice. We appreciated how well stocked the kitchen was from dishes to appliances and overall supplies. The house looks exactly like the pictures and is very well taken care of and kept. Overall we had a great time and a very comfortable stay. Would absolutely recommend staying here!
